Our Approach

One Commercial View Across the Whole Asset

Kapstone connects market evidence, commercial planning and execution to support decisions across assets, portfolios and growth programmes. We work with developers, owners and investors, as well as occupiers, operators and brands, with senior leadership involved throughout the agreed assignment.

How We Work

How an Assignment Works

Each assignment follows a clear sequence, adapted to the decisions required. The depth of analysis, specialist input and delivery support reflect the agreed scope, whether for a development, operating asset, occupier portfolio or growth programme.

  1. Define the Assignment

Agree the commercial objectives, scope, deliverables, responsibilities, timing and decision points. Establish the information required and how progress will be reported.

Leadership & Accountability

Senior Involvement.
Clear Accountability.

Senior leadership remains involved from scope definition through delivery. We assemble the specialist input required around the assignment and agree the working arrangements with the client at the outset.

Senior Oversight

A senior lead coordinates the assignment and specialist input, maintaining continuity from the initial brief through agreed delivery.

Clear Responsibilities

We agree who provides information, reviews recommendations and approves decisions. Our work is coordinated with the client’s development, leasing, operating or expansion teams.

Visible Progress

Reporting covers completed work, outstanding decisions, dependencies and next actions. Changes to scope, priorities or timing are raised with the client so responsibilities remain clear.

Our Commercial Principles

Four Principles.
One Commercial Lens.

These principles guide how we assess opportunities, challenge assumptions and shape recommendations across our advisory work.

Built From Inside the Industry

Practical experience in developing, leasing and operating major assets informs how we challenge assumptions and assess recommendations, with attention to what they will require in practice.

The Asset as One Commercial System

Positioning, space planning, tenant mix, leasing and operations affect one another. We consider these relationships together so decisions support the asset’s commercial objectives and operating requirements.

Commercial Input Before Commitments

We bring commercial scrutiny to the decisions that shape cost and performance, before designs, lease terms, capital expenditure or expansion commitments become fixed.

Strategy That Survives Execution

Recommendations identify the actions, responsibilities and dependencies required for delivery. We connect strategic intent with leasing, tenant delivery, operational readiness or growth execution, as relevant to the assignment.
